Design Features The Water Garden is the largest office development in Westside Los Angeles with four buildings designed around a 1.4 acre man-made lake dotted with fountains. The eight acres of lush, landscaped grounds include walkways, pavilions and seating. The $300 million project includes an on-premise sewage treatment plant to purify building wastewater for use in the lake and landscaping and to mitigate the project’s impact on the local water supply.
Obstacles/Solutions The 17-acre site was one of the largest remaining developable parcels in West Los Angeles. The Snyder Company carried out a widely hailed community relations effort lasting nearly two years, and dialogued with activists to overcome major objections. It retained open space on more than 65% of this site. The Company pioneered innovations such as a land lord-supported, traffic management program, citizens’ transportation committee and jobs program.
Benefits This enlightened approach to business earned praise from the Santa Monica City Council which called it “exemplary.” The project received a coveted construction industry award, the Gold Nugget for “Best Commercial Site Plan.” The high-end complex created new jobs and helped spark more high-end projects in the city.
